A really good buy in Nardò, Puglia

Every so often I come across a property which really excites me and this is one of them : an enchanting 17th century property in the historic centre of Nardò which, restored, will provide three bedrooms and bathrooms, two terraces and a small internal courtyard garden. It could have a fireplace. small plunge pool on one of the terraces and a lift if desired. There are two entraces off the street which means that one of the bedrooms could be independent, ideal for visitors and for people wanting to rent out a room

I recently wrote about property prices in Nardò here and said that anything below a certain price almost certainly had planning issues or structural problems. The price for this one should be around 170,000, maybe more but it is on the market for 95,000. It is structurally in excellent condition but it does have major planning issues.

The floorplan shows an internal courtyard but in reality this has been built on. The mezzanine shown in the photo was installed without planning permission. In reality putting right these abusi – which can only be done by demolition, would vastly improve the property – giving it another beautiful star vaulted room and a little internal garden. It would also bring a lot of extra light into the rooms which was the original function of the courtyard. Demolition is cheap and, even though getting rid of rubble in the historic centre isn’t, doing this work would cost at most 20,000 which added onto to the low purchase price makes this property a steal.

It has tons of period charm and lots of original features – three of the rooms have star vaults and one is barrel vaulted and there are lots of cubby holes and niches.

I have the option on this property at the moment and am currently getting quotes for the work. The property is for sale and could be delivered turnkey if required.
