Here is the promised round up of properties in Nardò and Galatina, some of which have been remodernised, most of which are habitable (but not necessarily rentable as this depends on when they were last rewired/replumbed). Most of these would come in under the 120,000 euro mark including work, some less.
I had stopped writing about specific properties to the same extent as I used to because of a fairly mind-boggling episode when someone started complaining and hassling me because a property which I had mentioned turned out to have problems. So, to be completely clear:
Unless I specifically say so I have not visited, or checked the paperwork, for any of these properties. However, I am quite good at spotting red flags even in estate agents’ listings. There is absolutely nothing to stop anyone finding these properties and going to visit them with the relevant agent. Equally I am happy to show anyone any of these properties, or find others, and it will not cost more, if you go on to buy anything, than the agent would charge you. I will not be acting for the buyer as the agent will be and will do all the due diligence necessary to protect you. Entirely up to you!

Starting with the remodernised ones – I found one in Galatina at 84,000 – covering 133 m2, in the historic centre, with a roof terrace. Inoffensive, neutral finishes though some areas could do with a coat of paint. Some vaulted but mostly flat ceilings.
In Nardò there is a much smaller one (80m2) at 104.000, in a good location, very light as triple aspect. I don’t like how they have organized the rooms in an attempt to make two separate mini apartments out of a small space but this would be an easy fix. I love the fact that there is a kitchen on the roof terrace (as well as a smaller kitchen on the ground floor. I am not a fan of mezzanines, but this one is quite well done and does give a guest double bed. They have not restored the façade.

More interesting than either, I think is a partly restored house in the historic centre of Galatina – 120m2 at 85,000. The heavy lifting has been done – the rather beautiful vaults exposed and treated, stone floor laid and all the in wall and underfloor and in wall wiring plumbing and heating (including heating and air con) leaving stubs for installation. There is a courtyard space which could be made into a pretty garden. It may end up coming in over the 120,000 mark but it dates from the 1500s and has character.
Another restored, in this case well restored house in Galatina is on the market at 100,000 and has two bedrooms and a little courtyard as well as a roof terrace with a laundry room. 2 beds, 2 baths, heating and air con. The roof terrace is somewhat marred by a view of the neighbour’s photo voltaic panels but these could be screened off.
Fully restored in 2017 is a two bedroom, 80sq metre property in the historic centre of Nardò, it has flat ceilings, but I think the main reason it is on at 75,000 which is cheap for Nardò is that the décor would put a lot of people off – an easy fix though. It has a terrace at the same level as the dwelling, which screened with trellis and plants would make a nice area to sit outside.

My favourite in Nardò is habitable but would need some modernisation to be rentable. It is outside the historic centre but has both a garden and a roof terrace. It is turn of the century and all rooms are light with high ceilings – two of them with star vaults. It could do with some reorganization of the internal space and the addition of another bathroom. It currently has two good sized bedrooms but could possibly have a third, single bedroom as well. It is on the market at 90,000 and is 119m2. It would end up potentially costing a bit more than 120,000 with the modifications described. Other than the roof terrace it is all on the ground floor and has aircon.
In Galatina, in the historic centre there is an interesting property at 70,000 euro. 100m2, original floors, stone vaulted ceilings, amazing views from roof terrace and tons of character. It is described as partially restored but as far as I can see all they have done is take all the plaster off and repair the stairs up to the first floor. I really like it though. Again, almost certainly 120,000 would be a stretch but worth it.
